The information provided in the issued report is for general informational purposes only and does not constitute legal, financial, or professional advice.
2. Limitation of Liability
Condo Quick Reports Inc. limits liability for any claims arising from or related to the issued report strictly to the amount paid by the recipient for the Condominium Document Review. This includes, but is not limited to, any claims against Condo Quick Reports Inc., its directors, officers, consultants, and employees for related professional services provided in the Document Review Summary, including negligent representation or civil claims.
3. Indemnification
The recipient agrees to indemnify, defend, and hold Condo Quick Reports Inc. harmless from any claims, liabilities, damages, or expenses, including legal fees, resulting from the recipient’s use or interpretation of the report.
4. Document Accuracy
All documents provided are assumed to be the most recent versions and accurate to the purchaser’s knowledge. Condo Quick Reports Inc. is not liable if the purchaser receives inaccurate or outdated documents. Any liability due to withheld documents remains the responsibility of the purchaser. Reports should be used in conjunction with the most current available information, as they are subject to change when new information is obtained.
5. No Physical Inspection
The document inspection service provided by Condo Quick Reports Inc. does not include a physical inspection of the condominium site.
6. Basis of Review
The Review Summary is based solely on the documents provided by the Client. Condo Quick Reports Inc. assumes no liability for the accuracy of the information supplied by the Client or for any conclusions drawn from reviewing these documents.
7. Legal Review Recommendation
The Client acknowledges that the Review provided by Condo Quick Reports Inc. is not a substitute for a legal review. Clients are strongly advised to provide a copy of the Review to their lawyer along with all other purchase/sale documents.
9. Bylaw & Insurance Summary
The provided Bylaw Summary highlights bylaws deemed relevant based on experience. However, it does not replace the purchaser’s responsibility to review the full bylaws before purchasing the subject property.
The Insurance Certificate Summary is provided solely for convenience, displaying property deductibles and policy dates. All insurance-related inquiries should be directed to a licensed insurance agent.
10. Scope of Document Review
Meeting minutes will only be reviewed for the last 12 months. Financial statements will only be reviewed for the last 12 months, except for the most recent financial audit, which will be included regardless of its completion date.
11. Use of Submitted Documents
By engaging Condo Quick Reports Inc., the Client permits the company to use any submitted documents for future reference and data collection.
12. Refund Policy
Full refunds will NOT be provided.
If cancellation occurs during the document collection phase, a 70% refund will be issued.
Once document collection is complete, no refund will be available.
13. Copying or Distributing
Copying or distribution of this Document Review to any third party is strictly prohibited.
